Often, design projects are some of the most expensive and complicated undertakings a person will make - other than having children or getting married. RS was founded with the mission to offer clients an exciting, easy-to-follow design experience guided by a trained professional and using a proven design system to make ANY space outstanding - our Hotel Luxe Effect.

Our clients have said that they are super happy they chose to work with us because we actively communicate even after they pay invoices, help them see where their dollars are going, and elevate and inspire their design vision in a way that gives them joy for years on end.

Robyn Studios was founded in April of 2020 by licensed architect Robyn Thomas as the formalization of her over twenty-two-year span of design experience. In the years since, the studios have become a highly sought-after regional design fulfillment and resource center for families, business owners, HOA boards, builders, and a growing list of industry professionals. 
 
Robyn is NCARB certified. This prized industry certification provides and expedites reciprocity, an agreement across all 55 US jurisdictions. While based in metro Atlanta, we operate in Alabama, Georgia, and Florida and are available for select projects nationwide. Our team continues to grow to meet the increasing needs of discerning clients.

Document your requirements with photos and details such as timeline, budget, and priorities. Pricing systems vary, so gather information on what each provider includes in their pricing metric, such as cost-per-square-foot, cost per phase, or hourly rate.

What costs might I be missing in my project investment planning?

A project budget consists of more than the construction costs. This list covers some additional items that should be accounted for:
 • Demolition and proper disposal of items
 • Contractor’s profit - typically 20% or so
 • Site development costs
 • Design, engineering, architecture and other consultants’ fees - at least 8%
 • Furniture, Fixtures and Equipment (FF&E)
 • Administrative costs
 • Moving and storage costs
 • Shipping, freight and installation costs
 • Sales tax
 • Construction contingency - at least 5%

If you also want interior furnishings, a good set of numbers is:
1. Furnishings themselves: 10 to 20% of the home’s overall value. For example, expect to pay between $50,000 and $100,000 to furnish a home worth $500,000 if you will shop and design it yourself or with the add of a retail store's complimentary design services. For professional design and the lasting polished results it gets you, increase your anticipated investment by $10,000 to $20,000. 2. The “other costs” category, which include freight charges, cleaning costs, installation and sales tax: A typical formula is 15 – 20% of the overall budget for accessories, 8.5% for sales tax and 12 – 15% for freight and delivery. For a $500,000 home, expect to add at least 36% of the range from line 1 above for and pay an additional $11,340 to $18,000, for a sample total range of $42,840 to $68,000.

We offer a range of services for business owners and developers, including architectural design, interior design, and outdoor design in conjunction with our project success consulting services for build outs and new builds.

HOSPITALITY - FF&E updates, renovations, additions, and new builds for rebranding or renewal.

RETAIL - Build outs, renovations, additions, and new builds of individual spaces or entire shopping centers.

MULTIFAMILY - Townhomes, mixed use, duplexes, and apartments that are being renovated or built new.

OFFICE -  Build outs, renovations, additions, and new builds of individual suites or entire buildings.

How do you work with HOME & BUILDING DESIGN PARTNERS

Accepted Answer

We bridge the gap between dream homes and light commercial projects and reality through expert planning and design. We love to partner with talented, experienced designers like you to bring these visions to life.

We work with you in two main ways:
1: We bring a project to you where we have already developed the schematic design with the client. They will work with you to complete a permit set, construction set, etc.

2: You bring a project to us when you want to bring in more expertise for a solid product or to win better clients, access other markets, and/or complete light commercial design where a licensed professional is required.

Here are some specific examples:
1 // Your market and our market: RS completes the client-facing in-take and design development services/your team completes the production work.

2 // Your market and our market: RS serves the stamping architect of record function only, allow you to complete work in jurisdictions that require a license or light commercial projects.

3 // Your market: You and your team complete the intake service, RS completes the remaining client-facing services, your company completes the production work.

4 // Our market: RS hands off projects where the scope is outside of our new build and large addition focus area.
