Yes, we complete drawings for select projects. See the questions that start with "DESIGN".

Our goal is not to create the illusion that every design or construction variable can be perfectly controlled. Our goal is to reduce the costly blind spots that cause people to pay twice: unclear scope, weak assumptions, missed constraints, poor sequencing, mismatched selections, and decisions made before the right questions have been asked. We are rigorous about consequential blind spots. We are human about clerical ones. Our deliverables are decision-support tools, not a promise that every typo, formatting issue, future condition, or third-party variable has been eliminated. If something needs clarification or correction, we welcome the opportunity to review it and address it within a reasonable standard of care.

We have spent decades providing pre-decision insight on the spot + with follow-up project action plans and protecting millions of dollars in value for happy clients. The result: proven evaluation principles have not only stood the test of time, but make any project to which they are applied a lasting success in terms of livability, profitability, and longevity:1 // Compliance2 // Systems3 // Costs4 // Buildability5 // CoherenceEach metric is further broken down into points of application that we use to break down the ways that each project is succeeding and can be improved. While based in metro Atlanta, we operate in Alabama, Georgia, and Florida and are available for select projects nationwide. Our team continues to grow to meet the increasing needs of discerning clients. Our website is more than just a brochure about us. It is filled to the brim with design resources that you can successfully implement without paying a dime in design fees until you are ready. Why would we offer this benefit? Because we want you to see for yourself why we are the design ally you've been looking for, putting the best resources and expertise right at your fingertips. The fact that you are here means you want an easy yet elevated design experience with a relatable, fun-loving, knows-what-they-are-doing designer that is committed to understanding what you want and getting you there. We know what it's like to want a living space that is beautifully arranged and rewarding to be in. We also know what it's like to buy and buy and buy and still not have that result. Clients have also shared with us the frustration of hiring a designer only to end up with a design that just simply doesn't work. Before talking to us or another prospective design partner, consider the following: // Do I want to DIY any part of this project? // What is my investment range? // When do I want to start? // Do I need to have this work done in phases? // What level of involvement do I need - just initial concepts or full installation? // Do I understand the benefits of having a contractor or other professional involved from the beginning? Document your requirements with photos and details such as timeline, budget, and priorities. Pricing systems vary, so gather information on what each provider includes in their pricing metric, such as cost-per-square-foot, cost per phase, or hourly rate.

A project budget consists of more than the construction costs. This list covers some additional items that should be accounted for: Demolition and proper disposal of items Contractor’s profit - typically 20% or so Site development costs Design, engineering, architecture and other consultants’ fees - at least 8% Furniture, Fixtures and Equipment (FF&E) Administrative costs Moving and storage costs Shipping, freight and installation costs Sales tax Construction contingency - at least 5% If you also want interior furnishings, a good set of numbers is: 1. Furnishings themselves: 10 to 20% of the home’s overall value. For example, expect to pay between $50,000 and $100,000 to furnish a home worth $500,000 if you will shop and design it yourself or with the add of a retail store's complimentary design services. For professional design and the lasting polished results it gets you, increase your anticipated investment by $10,000 to $20,000. Our suite of reviews and curated RS Worthy Selections can reduce this investment substantially while getting you well on your way to having the hotel luxe effect for yourself. 2. The “other costs” category, which include freight charges, cleaning costs, installation and sales tax: A typical formula is 15 – 20% of the overall budget for accessories, 8.5% for sales tax and 12 – 15% for freight and delivery. For a $500,000 home, expect to add at least 36% of the range from line 1 above for and pay an additional $11,340 to $18,000, for a sample total range of $42,840 to $68,000.
