Robyn Studios was founded in April of 2020 by licensed architect Robyn Thomas as the formalization of her over twenty-two-year span of design experience. In the years since, the studios have become a highly sought-after regional design fulfillment and resource center for families, business owners, HOA boards, builders, and a growing list of industry professionals.

Robyn is NCARB certified. This prized industry certification provides and expedites reciprocity, an agreement across all 55 US jurisdictions. Document your requirements with photos and details such as timeline, budget, and priorities. Pricing systems vary, so gather information on what each provider includes in their pricing metric, such as cost-per-square-foot, cost per phase, or hourly rate.

A project budget consists of more than the construction costs. This list covers some additional items that should be accounted for:

• Demolition and proper disposal of items

• Contractor’s profit - typically 20% or so

• Site development costs

• Design, engineering, architecture and other consultants’ fees - at least 8%

• Furniture, Fixtures and Equipment (FF&E)

• Administrative costs

• Moving and storage costs

• Shipping, freight and installation costs

• Sales tax

• Construction contingency - at least 5%

If you also want interior furnishings, a good set of numbers is:

1. Furnishings themselves: 10 to 20% of the home’s overall value. For example, expect to pay between $50,000 and $100,000 to furnish a home worth $500,000 if you will shop and design it yourself or with the add of a retail store's complimentary design services. For professional design and the lasting polished results it gets you, increase your anticipated investment by $10,000 to $20,000. Our suite of consultations and right-fit interior design services can reduce this investment substantially while getting you well on your way to having the hotel luxe effect for yourself.

2. The “other costs” category, which include freight charges, cleaning costs, installation and sales tax: A typical formula is 15 – 20% of the overall budget for accessories, 8.5% for sales tax and 12 – 15% for freight and delivery. For a $500,000 home, expect to add at least 36% of the range from line 1 above for and pay an additional $11,340 to $18,000, for a sample total range of $42,840 to $68,000.

1: We bring a project to you where we have already developed the schematic design with the client. They will work with you to complete a permit set, construction set, etc.

Here are some specific examples:
